Every week someone asks us the same thing before they book: what counts as one of the boutique hotels Santorini keeps advertising, and which one is right for us? We run a small family hotel on the caldera in Fira, so yes, we're biased.

In Santorini, "boutique" should mean small, owner-run and built into the island rather than dropped on top of it. Where you stay matters as much as which hotel you pick, so we've grouped everything by village. Quick answer: boutique hotels in Santorini by village

  • Oia suits you if the sunset is the trip. Expect the highest prices and the busiest lanes. Example: Canaves Oia Suites.

What makes a hotel "boutique" in Santorini?

A boutique hotel is a small, independent place with a clear character, usually tied to where it stands. Wikipedia's definition of a boutique hotel puts it well: distinctive, often shaped by local culture, and more intimate than a chain.

Nobody checks the word before it goes on a sign, though. On this island, here's what we'd look for instead:

  • Size you can feel. You should see the same faces at breakfast every morning, staff and guests.
  • Someone who owns it and is there. Ask who runs the place day to day. A name is a good answer. "Management" isn't.
  • Architecture from the island. Rooms cut into the volcanic rock, curved ceilings, thick walls. Real caves stay cool on their own in August, which no amount of plaster does.
  • Help that isn't a script. Boat trips, wine tastings, a driver at the port. A good small hotel books these for you and tells you which ones are worth it.

Boutique hotels in Santorini, village by village

The caldera villages sit in a line along the western cliff. Your village decides your evenings, your walking and how much you pay, often more than the hotel does.

Oia: the famous sunset, at a price

Oia is what most people picture when they search for boutique hotels in Oia, Santorini. It's also the furthest caldera village from Fira: 11 km from our front door. Boutique hotels here are polished, often with plunge pools, and they fill early for summer.

Example: Canaves Oia Suites. It describes itself as a collection of luxury boutique hotels, with cliffside suites and pools looking west. If Oia is the dream and the budget allows it, it's one of the names people ask us about most.

The catch is the crowd. Oia's lanes fill up before sunset every evening in summer. We compare the two main towns in detail in Fira vs Oia.

Imerovigli: the quietest view on the caldera

Imerovigli sits highest on the rim, about 2 km north of us. You get the widest view over the caldera and almost no noise after dark. You also get fewer restaurants and a walk or a taxi for dinner.

Firostefani: the calm middle

Firostefani is a quiet village between Fira and Imerovigli, about 1 km from our street along the caldera path. You can walk into Fira for dinner and back to silence.

Example: Mill Houses New Elegant Suites. Studios and suites carved into the rock with vaulted ceilings, and some newer rooms with jacuzzis.

Fira: walk everywhere, keep the view

Fira is the island's capital and where we live and work. The main square, the bus station, the cable car and most restaurants are on foot. The caldera view from the western edge of town looks at the same volcano Oia does.

Inland villages: space over the cliff view

Away from the caldera, the villages are flatter, cheaper to move around and closer to the beaches. You give up the cliff-edge view. You gain room, parking and quiet.

Example: Casa di Terra, a private villa in Messaria, run by our family in the middle of the island. It has its own pool and outdoor space, and it suits families or two couples travelling together far better than a cave suite does.

Six questions to ask before you book a boutique hotel

Photos can't answer these. An email to the hotel can, and a good small hotel will reply to it.

  1. Is the view from my room, or from a shared terrace? "Caldera view hotel" and "caldera view room" aren't the same thing. We explain the difference in our caldera view hotel guide.
  2. Is it a real cave or cave-style? Both can be lovely. Only one keeps cool without the air conditioning working hard.
  3. How many steps down to my room? Caldera hotels are built into a cliff. Ask if anyone in your group has bad knees or heavy luggage.
  4. Is the jacuzzi heated, and is it private? Outside peak summer, an unheated outdoor tub is mostly decoration. Our guide to jacuzzi suite hotels covers what to ask.
  5. Who will I talk to? Ask for the name of the person who handles your transfer and bookings.
  6. What do I get for booking direct? Some small hotels add perks you won't see on booking sites. Ask before you compare prices.

Where Aroma Suites fits, and where it doesn't

We'd rather you pick the right hotel than pick us for the wrong reasons, so here's the plain version.

Aroma Suites is our family's cave hotel on the Fira caldera. Fanis Kafouros opened it in 2006, in old cave rooms on the cliff. The walls are volcanic rock and the ceilings curve with it.

Our rooms and suites run from 20m² double rooms to a 70m² cave suite. The largest is the cave suite with an indoor heated jacuzzi. For more privacy outside, there's the private villa with an outdoor heated jacuzzi. Every room faces the caldera, and breakfast is served on the terrace.

Fira's main square is a two-minute walk, and the cable car five minutes. The caldera trail to Oia starts at the end of our street, passing Firostefani and Imerovigli on the way.

We're a good fit if you're a couple, you want a real cave room, and you'd rather walk to dinner than book a taxi. It's built for two: honeymoons, anniversaries, a quiet week away.

We're not the right fit if you want a big pool, a gym or a kids' club. For a family with young children, we wrote a plain answer in Santorini with kids. For a pool and a whole house to yourselves, Casa di Terra is the better choice.

What is the best part of Santorini to stay in?

Are boutique hotels in Santorini adults-only?

Some are, many aren't. Our sister hotel in Fira, Uma Ray, is adults-only. Cliff hotels with steep steps and open terraces often aren't set up for small children even when they allow them, so ask before you book.

Are small hotels in Santorini cheaper than big resorts?
